The following exception to the minimum standards automatically apply in the zones specified herein.

(1) The minimum front, rear and side yard setbacks specified in all residential zones shall not apply to the common lot line of two (2) adjacent parcels which are integrated under a common ownership through the filing of a zoning lot covenant; provided, that the home developed thereon shall otherwise comply with all zoning code setback requirements applicable to individual lots.

(2) Within all zoning districts, reduced setbacks are allowed for mobile homes which are located in approved planned unit developments and mobile home park subdivisions.

The reduced setbacks shall be:

(a) Front yard: thirty-five (35) feet from the centerline of a private fronting street.

(b) Side yard: six (6) feet from the property line.

(c) Rear yard: six (6) feet from the property line.

(3) Within all zoning districts, reduced setbacks are allowed for mobile homes which are located in pre-existing, nonconforming mobile home parks. Setbacks shall be consistent with those required by the Uniform Building Code.

(4) Within rural zones the setbacks for pre-existing, nonconforming lots of one-half acre or less in area shall be as follows:

(a) Front yard – forty-five (45) feet from a local access street, fifty (50) feet from an arterial street, sixty (60) feet from a highway.

(b) Side yard – eight (8) feet (forty (40) feet from the centerline of the right-of-way of a side street).

(c) Rear yard – fifteen (15) feet (forty (40) feet from the centerline of the right-of-way of a rear street).
